Job Title: Associate Manager, Quantity Surveyor (MEP)

Responsibilities:

  • Cost Estimation & Forecasting: Develop detailed project cost estimates, including required resources (manpower, equipment, materials), and manage cost control.
  • Resource Management: Collaborate with the Project Manager to ensure efficient use of resources, aiming to complete the project on time and within budget.
  • Tender & Contract Management: Prepare and manage tender documents, contracts, budgets, and bills of quantities.
  • Bid Evaluation & Negotiation: Assess and negotiate contractor bids to ensure cost-effective, high-quality selections.
  • Scope Change Management: Monitor and manage changes or variations in the project scope.
  • Design & Specification Review: Review shop drawings and specifications during design and construction phases.
  • Technical Oversight: Provide guidance on technical issues related to architecture, interior design, structure, MEP, and compliance with Thai laws.
  • Value Engineering: Implement cost-optimization strategies without compromising quality.
  • Collaboration: Work with architects, engineers, and contractors to identify cost-saving opportunities.
  • Regulatory Compliance: Ensure construction meets all regulatory requirements and permits.
  • Work Valuation & Payments: Oversee work valuation, billing, and payments. Reporting: Prepare reports and presentations summarizing cost performance and risks for stakeholders and management.

Qualifications:

  • Bachelor's degree or higher in Architecture or a related field (preferably Mechanical or Electrical Engineering)
  • At least 5 years of experience in real estate, architecture, construction, or project management (experience with leading retail, real estate company preferred)
  • Experience with commercial projects, such as offices, apartments, and retail spaces
  • Strong analytical, critical thinking, and problem-solving abilities
  • Proven project management and organizational skills, with the ability to manage teams effectively
  • Knowledge of design standards, regulations, and building codes
  • Proficiency in Microsoft Office Suite, AutoCAD, Revit, and MS Project Fluent in English, both spoken and written
  • Excellent communication and interpersonal skills
  • Entrepreneurial mindset, with the ability to handle multiple tasks and deadlines simultaneously
  • Detail-oriented, proactive, and resourceful Self-motivated and capable of working independently
